How should I get started?

First, we will need to figure out your financial situation. Meet with your bank or a mortgage company so you can get pre-approved for a home loan. In order to be pre-approved, you will need a credit score of 575 or higher (if your credit doesn’t hit that level, you can work with some lenders on repairing your credit first). Your lender will discuss with you which type of mortgage will work best for you (conventional, FHA, VA or USDA, for example). We are happy to discuss your situation and can recommend a good lender for you to call.

What does a Realtor do to help me find a home?

First, we get to know you and what you’re looking for in a home, and we can help narrow down your search. Most importantly, we will help you look past the beautifully staged photos so you can be certain you’re making the best choice in a property. Is the building solid inside and out? Is the price fair? How will the home affect both your life and your potential resale value? If you try to tackle all these questions on your own, you’re much more likely to pay too much or find some unpleasant surprises after you take possession of the keys.

We’ve been doing this since 1993, so we help spot the potential pitfalls that others might miss.

How long does the process take?

Once you’ve chosen your new home and make an offer, you will provide some earnest money (which goes toward your down payment, usually between $500 and $2,000). After that, you will have 10 days in which to have a home inspection done (highly recommended, by the way). If you change your mind within those 10 days and rescind your offer, you will receive your earnest money back.

If the inspection goes well and you’re ready to make this choice your new home, the closing process takes about 30-45 days.
